What we do

What we do for property and block management.

01

Suppliers consolidated

We take over existing fire, electrical and security contracts at renewal, so each block has one supplier and one renewal date instead of four.

02

Planned visits, logged

Six-monthly fire alarm services, monthly and annual emergency lighting tests and annual extinguisher services, all diarised and logbooked.

03

Defects priced within 48 hours

Every visit ends with a certificate and a priced defect list by email, ready to forward to the freeholder or residents' association.

04

Door entry and CCTV

Fault repairs, upgrades and maintenance on door entry, access control and CCTV, handled by the same team.

05

Out-of-hours cover

Residents can call one number 24/7 for electrical and fire faults. You get a written report, not a 2am phone call.

06

Audit-ready records

Certificates, logbooks and RAMS stored and reissued on request for insurers, fire officers and building safety audits.

The rules

The duties that usually apply.

A summary, not legal advice. Your insurer or risk assessment may set stricter intervals, which we work to. Read our compliance guides.

  • Emergency lighting monthly functional test and annual full duration test (BS 5266-1)

Questions

Property and block management: common questions.

Can you take over our existing fire alarm contract?

Yes. We survey each block, review the existing logbooks and certificates, and take over at your renewal date. Anything overdue is flagged in writing in the first week.

What paperwork do we get after each visit?

A certificate for each system serviced, logbook entries, and a priced defect list by email within 48 hours, ready to forward without editing.

Is there a minimum contract term?

Portfolio agreements run on 30 days' notice. We keep the account by turning up and getting the paperwork right, not by a clause.
